EVALUATING THE ROLE OF LOGISTICS MANAGEMENT IN REDUCING CONSTRUCTION DELAYS IN REAL ESTATE PROJECTS IN ABUJA, NIGERIA

This scholarly article investigates the influence of logistics management on the minimization
of construction delays within real estate projects situated in Abuja, Nigeria. Empirical data
were collected using a combination of 200 questionnaires, interviews, and archival research
conducted with construction professionals across diverse sectors. Specific projects were
meticulously chosen on their size, the availability of data concerning logistics processes, and
their relevance to the objectives of evaluating construction delays within Abuja’s real estate
sector for comprehensive case studies, while ensuring the confidentiality of the companies
involved. For the analysis, regression analysis was employed to examine the relationship
between logistics management variables and construction delays, utilizing statistical software
such as [SPSS] to ensure robust and reliable results. The principal findings derived from the
regression analysis reveal substantial correlations between logistics management variables
and construction delays. Enhanced warehouse management (-0.250, p = 0.002) and improved
infrastructure (-0.200, p < 0.001) are shown to significantly diminish delays, whereas elevated
layout costs (0.350, p = 0.001) are associated with an increase in delays. Furthermore,
improved safety practices (-0.220, p = 0.002) are also demonstrated to significantly alleviate
delays. The model summary explains 42.3% of the variability in construction delays (R Square
= 0.423). These findings underscore the critical role of strategic logistics management in
facilitating the timely completion of projects within Abuja's real estate industry.
Recommendations put forth encompass the enhancement of warehouse operations, the
development of robust infrastructure, the optimization of layout expenditures, and the
augmentation of safety protocols respectively
